AFFORDABLE RENTAL PROGRAMS:
DAHC currently owns and manages a portfolio of 84 rental units, primarily earmarked for special needs populations. These units are located on scattered sites throughout the City of Denton. The units are configured in two 4-plex, 24 duplexes, 16 single-family-homes, and a 12-unit townhouse complex.
Affordable Rental Units. DAHC currently owns an apartment complex - Coronado Condominiums - consisting of 12 rental units. Five of the 12 units are available at below-market rents to qualifying low- and moderate-income people. The remaining units are market-rate units. The complex was purchased in 1996 from the RTC/FDIC and remains fully occupied most of the time.
Transitional Housing for Homeless Families with Children. DAHC currently owns and manages 21 rental units that are leased to families participating in the Transitional Housing Program administered by HOPE, Inc., a fellow nonprofit corporation in Denton. HOPE provides comprehensive case management for the clients during the two-year period they participate in the program and reside in these units. The goal of the program is to enable homeless families to achieve stability in their lives and, ultimately, self-sufficiency. The eighteen units are configured in nine duplex structures and three single-family homes on scattered sites.
Affordable Rental Units for the Physically Disabled. DAHC has a portfolio of 15 fully handicapped accessible units offered at very affordable rents to persons with physical disabilities. Eight of the 15 offer subsidized rents to the very-low-income disabled tenants. Although DAHC does not provide direct case management or social services to these tenants, it works closely with local service providers to ensure that the needs of these tenants are met.
Affordable Rental Units for the Mentally and Developmentally Disabled. DAHC has acquired 12 units scattered throughout the community that are leased to the Denton County Mental Health Mental Retardation Department for persons with developmental disabilities. Typically, four of these individuals live together as a family with a full-time caretaker.
Transitional Housing for Victims of Domestic Violence. These units will be reserved for families referred from the Friends of the Family domestic violence shelter. This program is a collaborative effort among several local nonprofit agencies. DAHC will develop, own and manage the units; Friends of the Family will refer the tenants and provide ongoing supportive services; HOPE, Inc. will provide case management and social service coordination through their Transitional Housing Program.
